Bathroom renovation in Mandello del Lario and the province of Lecco

We look after the bathroom from start to finish: strip-out, new pipework and drainage, sanitaryware and taps, shower, tiling and finishes. We coordinate the building work and the tiling ourselves, so you do not have to coordinate the plumber, builder and tiler yourself.

Water supply and drainage
New supply pipework and drains rebuilt with the correct falls: this is what determines whether the bathroom remains reliable for years to come.
Sanitaryware and taps
Wall-hung or floor-standing sanitaryware, concealed cisterns, exposed or built-in mixers: chosen together, bearing in mind servicing and spare parts.
Level-access showers and enclosures
Flush or surface-mounted trays, made-to-measure enclosures, recessed shelves formed in the wall and waterproofing under the tiling.
Wall and floor tiling
Laying porcelain, patterned cement tiles or large-format slabs, with the cuts planned so the joints line up at the corners and around the recesses.
A clean handover
Sealing, fitting the accessories, cleaning up and testing the drains and mixers before handing the room back.
Before the quotation
What we look at before quoting
The price of a bathroom changes above all because of what is behind the tiles. Better to find that out during the site visit than once the strip-out is done.
- Where the existing drains run and how far they can be moved without losing fall.
- Whether the soil stack is shared and has to be agreed with the building manager.
- Whether the walls are masonry or plasterboard, which determines how wall-hung sanitaryware and recesses are fixed.
- The condition of the bathroom's electrics and the position of sockets, lights and the washing machine.
- How the hot water is produced and whether the flow is enough for the shower and other outlets at the same time.
- Whether ventilation or an extractor fan is needed, particularly in bathrooms without a window.
- The timing: a complete bathroom usually takes two to three weeks on site.

Frequently asked questions about bathroom renovation
How long does the work take?
A complete bathroom usually takes two to three weeks, including the time for the screeds to cure. We give you the dates before starting and tell you if they change.
Do you handle the building work and tiling too?
Yes: we coordinate all the trades for the bathroom, so you have one point of contact instead of three firms, and one person to ask how it is going.
Can I stay in the house during the work?
Yes if there is a second bathroom. With only one, the work can be organised to limit the days without facilities, but some disruption remains.
Who chooses the sanitaryware and the tiles?
You do: we take you to the suppliers we work with and tell you in advance what affects the price and what makes the installation more difficult.
Can the WC be moved?
Often yes, but it depends on the fall of the drain and the position of the soil stack. It is the first thing we check on site, because it shapes the whole project.
Do I need permission from the building management or condominium?
For internal work, normally not, but if the shared stacks are affected or prolonged noise is expected the building manager should be informed. We will tell you when that applies.
