Manifolds, pumps and distribution
Renewal of the plant room pipework with accessible manifolds, isolating valves on every circuit and variable-speed circulating pumps.
Safety devices and compliance
Safety valves, expansion vessels, gas detection, ventilation and drains: all essential for the plant to pass inspection without issues.
Controls and remote management
Weather compensators, outdoor sensors and time programming by zone, with the option of remote access for the building manager or the maintenance contractor.
Heat metering
Meters and zone valves to allocate consumption between the units, including reworking the distribution where needed.
Insulation and finishing
Insulated and labelled pipework, tags on the circuits, a schematic posted in the plant room: whoever comes after us should understand the system in five minutes.
Before the quotation
What we assess before quoting
In a plant room the quotation depends on what is already there and how long the system can be off. Those are the two questions we start from.
- The building's actual demand, checked against historic consumption and not just floor area.
- The condition of the chimney and whether it can take the flue gases from condensing boilers.
- The space in the room, the access routes and how the plant will be brought in and out.
- The shutdown window available and whether a temporary installation is needed.
- The type of existing distribution and the lowest flow temperature that keeps the building warm.
- The safety devices in place and any gaps that need to be addressed before inspection.
- Who will maintain the plant after us and how to leave it properly documented for them.

Frequently asked questions about boiler rooms
How long is the plant out of service during the work?
Out of season the system can stay off for as long as needed. During the season the work is phased, or a temporary boiler is used: we agree this with the building manager before starting.
Do you work with building managers?
Yes. We prepare the quotation in the form needed for the condominium owners’ meeting, with the items broken out, and we deal with the building manager throughout the work.
Do you handle heat metering as well?
Yes: heat meters and zone valves, including reworking the distribution where the system runs on rising mains.
Do you provide the documentation for inspections?
Yes: declaration of conformity (dichiarazione di conformità), updated schematics and documentation for the components installed, handed over at the end of the job.
Do you also carry out periodic maintenance?
For operation and periodic checks we rely on the official service centres for the boilers installed; we remain the point of reference for the system itself.
